Clearance and rubbish removal
What a clearance actually involves.
Most clearance jobs start with a photo on WhatsApp and a question: how much to take all of this away? That is a perfectly good way to start, and it is usually enough for my crew and me to give you a firm price.
We do the lifting, the carrying and the loading. You do not need to bag anything or drag it to the front of the house first, although if you already have, tell us, because it makes the job quicker. When we leave, the space is swept, not just emptied.
A drive full of bagged rubbish next to the van is a quick job. The same amount coming down two flights of stairs, through a narrow hallway or from the far end of a long garden takes longer, and the quote says so. Tell us about stairs, distances and parking when you enquire and the price will not change on the day.

What we clear
Houses, garages, sheds, gardens and single items.
Full house clearances, whether that is after a sale, at the end of a tenancy, or a family home being cleared after a bereavement. Garages and lofts that have filled up over the years. Sheds and outbuildings. Garden waste, broken fencing and the pile behind the shed. Old furniture, mattresses and white goods, one item or a van load. Office and small commercial clearances too.
If you are moving house with us, we can take away what you are not bringing on the same day, so you are not paying for it to travel to the new place.
The licence
Why the waste carrier licence matters to you.
Anyone who takes waste away from your home for money has to be registered with the Environment Agency as a waste carrier. PrimeGuard is. That is not a detail, it is the difference between your rubbish ending up at a proper site and ending up dumped in a lay-by with your name on an envelope in it.
As a householder you have a legal duty of care to check that whoever takes your waste is registered. Ask us for our registration number before you book and check it on the public register. Ask the same of anyone else you are considering, and be wary of anyone who hesitates.
Worth mentioning up front
Things we need to know about before the day.
Some items need specific handling and cannot simply go in the van with everything else: anything that might contain asbestos, chemicals, paint and solvents, gas bottles, and large amounts of soil or rubble. Mention them when you enquire. Some we can take and price separately, and for the rest we will tell you honestly and point you to the right service rather than finding out on the day.

FAQ
House clearance questions.
How much does a house clearance cost?
It is priced on how much is going and how easy it is to get to the van, not on the number of bedrooms. A few items from a ground floor is a small job, a full three-bed house with a loft is a different one. Send photos on WhatsApp or tell us what is there and we will give you a fixed price before anything is booked.
Are you a licensed waste carrier?
Yes. PrimeGuard is registered with the Environment Agency as a waste carrier. Ask us for the registration number and check it on the public register before you book, which is your duty of care as a householder.
Do I need to be there on the day?
Not necessarily. Plenty of clearances happen with a key left with a neighbour or an agent, especially at the end of a tenancy or after a sale. We agree what is going beforehand and send you photos when it is done.
Do you take garden waste?
Yes, garden waste, broken fencing, old sheds and the pile at the end of the garden. Large amounts of soil or rubble are priced separately, so mention them when you ask for a quote.
Can you collect a single item like a sofa or mattress?
Yes. Single items are a normal job for us, whether it is a sofa, a mattress, a fridge or a wardrobe. Send a photo and the address and we will price it.
Which areas do you cover for house clearances?
Bedfordshire, Hertfordshire and Milton Keynes. We are based in Dunstable, so Luton, Leighton Buzzard, Harpenden, St Albans, Hemel Hempstead, Stevenage, Hitchin, Watford and Bedford are all short runs.
